Detailed report from the developer on construction work completed in August in the Novi Teremky residential complex
Phase 3:
Building 10:
- Work on connecting electricity and utilities to the apartments has been completed.
- Bricklaying work has been completed.
- Ceramic tiles have been delivered.
Building 11:
- The connection of electricity and utilities to the apartments is being completed, with only the first floor remaining.
- Bricklaying work is continuing on the top floor.
- Ceramic tiles have been delivered.
- Facade work and window installation are continuing.
Phase 4:
- Work is continuing on cutting openings for prefabricated staircases and landings and their installation.
- We are continuing to carry out preparatory work for the installation of monolithic staircases.
- Work is continuing on the installation of reinforced concrete blocks.
- Grouting of joints and welding of prefabricated ventilation block supports is ongoing.
- We are working on cutting (finishing) openings for prefabricated ventilation blocks.
- Manufacturing of metal frames for vertical and horizontal elements of monolithic frames is ongoing.
- Work continues on welding vertical frame elements when installing them at design marks.
- We are continuing the process of dismantling formwork and dismantling frames for monolithic work (door openings).
- Preparation and installation of scaffolding and platforms for monolithic work in lift shafts is continuing.
- The installation of vertical elements of the monolithic frame continues.
A set of geodetic survey works has been completed:
Preparatory work for marking out section 16:
- Affixing 4 reference marks to the cornices of buildings.
- Coordination of marks into a single coordinate system.
- Surveying of vertical reference points on the 7th floor.
- Overlaying the survey on the vertical drawing of a typical floor.
- Analysis and coordination of the vertical drawing together with the marks based on the survey data.
- Marking of the vertical at elevation +34.420.
- Transfer of the elevation benchmark +1.500 from the top of the floor slab.
Preparatory work for marking section 17:
- Surveying of vertical reference points on the 7th floor.
- Overlaying the survey on the vertical drawing of a typical floor.
- Analysis and coordination of the vertical drawing together with marks based on the survey data.
Additionally:
- Marking of the top of the staircase landing of section 16 between the 1st and 3rd floors.
- Marking of the contours of the ventilation shafts of section 17 on the 3rd floor.
- Marking of the elevator and staircase of section 17 at elevation +28.420.
5–7 phase:
Due to the fact that the previous developer did not obtain a permit to start construction, new project documentation is being developed, already referring to the current building codes.
- The project for the first building of the phase has been sent for expert review.
- After receiving the expert report, the process of obtaining permission to start construction will begin.
- The development of the overall concept of the complex is being completed. We expect to receive a presentation of the project in the near future.
After obtaining a building permit, there will be grounds for signing contracts with investors in phases 5-7 of the Novi Teremky residential complex.
